⚠️ Please Read Carefully Before Booking

By securing a reservation slot at Rowena's Balay Amakan, you confirm that your group accepts and agrees to our standard capacity thresholds, rebooking penalties, and operational parameters below.

⏰ 1. Timings & Headcount Verification ➕
  • Check-In: Strictly at 2:00 PM. For early check-in, please reach out to management ahead of time to coordinate.
  • Check-Out: Strictly at 12:00 PM (Noon) the following day.
  • Strict Arrival Headcount Check: Our caretakers will conduct a mandatory physical headcount during check-in before handing over keys. Any undeclared guests over your initial booking setup will be billed our standard excess rate before entry is permitted.
👥 2. Excess Guest & Capacity Policy ➕
  • Base Bed Capacity: 16 guests (sleeping comfortably in the provided 16 framed beds).
  • Absolute Maximum Capacity: 30 guests total. No exceptions will be accommodated outside this ceiling threshold.
  • The Excess Fee: ₱800 per night for every guest from the 17th up to the 30th person.
What the ₱800 Fee Includes: A comfortable extra foam mattress, fresh linens (bedsheet, blanket, pillow), a fresh bath towel, and full use of all resort facilities.
👶 3. Child & Senior Citizen Policies ➕
  • Children Ages 0 to 3 years old: FREE OF CHARGE and we will provide them with a foam mattress!
  • Condition: They must still be factored into our absolute safety capacity limit of 30 guests total.
    Example: If a group has 25 adults and 5 kids (aged 3), our total headcount is 30. We charge the base rate (for 16) + 9 extra adult head fees (₱800 x 9). The 5 kids stay free, get mattresses, and we hit our maximum cap of 30 people.
  • Children Ages 4 years old and above: Counted as full paying guests. They consume utilities, use our pool heavily, and require standard setup resources.
  • Senior Citizen Discount: The 20% Senior Citizen discount only applies to the individual senior's share of the booking, never to the base rate of the whole house.
  • How to compute: Divide the final bill by the total number of guests to get the "per head" price. Apply the 20% discount only to the seniors who present a valid Senior Citizen ID at check-in.
🍳 4. Food, Cooking, & Live Animal Prohibition ➕
  • NO CORKAGE FEES: You are 100% welcome to bring your own groceries, cooked food, snacks, soft drinks, and alcoholic beverages at no extra charge.
  • Kitchen & Gasul Use: Full, free access to our refrigerator, kitchen stove, basic utensils, and LPG gas is included in your rate.
  • In-House Menu Option: For groups who prefer a completely relaxed vacation without the hassle of meal prep, we sell delicious cooked food, ice-cold drinks, and beverages right on the property. You may order directly from our caretakers.
  • STRICT LIVE ANIMAL POLICY (NON-NEGOTIABLE): While we fully encourage bringing ready-to-cook meat, seafood, and ingredients, bringing live animals (such as live pigs, chickens, or goats) to be butchered, slaughtered, or prepared on our property is STRICTLY PROHIBITED. Only pre-purchased, ready-to-cook, or pre-ordered food items are allowed inside our gates to maintain strict hygiene, sanitation, and comfort for all our current and future guests.

  • Wi-Fi Internet: Free unlimited access across the property—perfect for remote work, video streaming, and social media uploads.
  • Private Swimming Pool: Access solely for your group.
  • Barbecue & Grill Area: Free use of our outdoor grilling station (please coordinate with caretakers for assistance).
  • Air Conditioning: Use in all 4 bedrooms. We kindly ask guests to keep bedroom doors and windows closed while aircons are running to keep the rooms cold and prevent machine strain.
  • Premium Karaoke / Videoke Setup Available: Pay-per-use / Add-on fee. All activity is subject to the strict 10:00 PM LGU noise curfew.
Complimentary Kayak Rules: Full use of our kayak is completely FREE!
• Available for use during daylight hours (6:00 AM to 5:00 PM) only.
• Please coordinate with our caretaker to get the paddles and life vests before entering the water.
• Kayak for 8 year olds and above only and must be accompanied by adults. Max 2 persons per kayak.
🏊‍♂️ 6. Swimming Pool & Beachfront Safety Disclaimer ➕
  • No Lifeguard on Duty: Balay Amakan operates as an exclusive, private vacation rental[cite: 7]. We do not have a licensed lifeguard on duty for either the swimming pool or the beachfront. Guests swim in the pool and the open sea completely at their own risk.
  • Adult Supervision Required: Children and non-swimmers must be supervised by a responsible adult at all times while in or around the pool area, on the beach, or using the kayak[cite: 138].
  • Kayak Safety Rules: Our complimentary kayak is strictly for use during daylight hours (6:00 AM to 5:00 PM)[cite: 135, 136]. For safety, it is restricted to individuals aged 8 years old and above (accompanied by an adult), with a maximum capacity of 2 persons[cite: 138, 139].
  • Alcohol and Water Activities: For safety reasons, diving, heavy drinking, or swimming at night while using the pool or beach are strictly discouraged.
Liability Waiver: By confirming this booking, making a deposit, and signing our guidelines[cite: 121, 158], the registered guest leader explicitly agrees that Balay Amakan, its owners, and its staff are held completely free from any liability, injury, illness, drowning, loss, or accident occurring within the swimming pool, kayak, beachfront, or open sea areas during their stay.
💳 7. Reservation, Flexible Rebooking, & Cancellations ➕
  • 20% Reservation Fee: Required immediately to lock in your date. Paid upon digital agreement to these rules, non-refundable, but fully credited to your bill once finalized.
  • 50% Downpayment: Required at least 3 days before your booking date.
  • 20% Late Cancellation Penalties: Cancellation requests must be made at least 3 days prior to your stay. Cancellations with less than 3 days notice will forfeit the downpayment. Cancellations made 2 days prior incur an additional 30% slot retention fee.
Flexible Rebooking Windows:
• 7 Days or more notice: Free rescheduling to any available calendar slot.
• 3 to 6 Days notice: Subject to a ₱3,000 last-minute rescheduling fee to offset property prep and calendar loss.
• Less than 3 days notice: Deposit is entirely forfeited.

Emergency Exception: 100% free last-minute rebooking is strictly reserved for official Coast Guard boat cancellations, Force Majeure like severe typhoons, or government travel bans affecting Alcoy.
